After a Week on the Market and at Asking Price: How Much Did a Luxury Villa in Hod Hasharon Sell for?

On Hagancy Street 3 in Sabbat Hader in Hod Hasharon, a luxury villa with three levels and eight large rooms with a built-up area of 250 sq m on a plot of 565 sq m was sold for NIS 11 million. The villa was on the market for only a week and sold at the asking price.

The villa underwent a major renovation about four years ago and included a master suite with a balcony overlooking the service area, five bathrooms, and six toilets. The property also included a large garden with palm trees and three private parking spaces.

The buyers are a young couple with children who live nearby.

“There are almost no properties like this”

Ziv Feldman of “Deal Capital” agency, who represented the sellers and buyers in the deal, says: “This is one of the most beautiful streets in Hod Hasharon, which is also in an excellent location, close to a small shopping center in the rural area of Hod Hasharon. We started receiving offers, as the neighbor understood that the house was up for sale because 15 people came to see it and immediately made a good offer.

“The luxury market is in a difficult situation at the moment – buyers are very picky because they have a large selection. Whoever is not in a hurry to sell does not lower the price, and as a result it also takes them longer to sell. There are many more interested parties, many more closings, people are afraid to buy from contractors because they do not know when they will receive the apartment in such a shortage of construction workers.

“There are almost no properties like this for sale, so when a property like this comes on the market, there is a lot of interest in it. When the seller contacted me, I used my connections in the area – and immediately started advertising the property aggressively.”
