Quiet Street in City Center: How Much Was a 4-Room Apartment Sold for in Kfar Saba?

A 4-room apartment with an area of 100 sq m on the first floor was sold for NIS 2.5 million on Hashal Street in the center of Kfar Saba. The property includes parking but the apartment does not have a bomb shelter. The building has an elevator. The apartment was renovated about a year ago, but according to Ziv Feldman of “Real Capital” brokerage, who represented the sellers in the deal, it is in good condition and the buyers do not need to renovate it. The apartment was on the market for over six months. The sellers are a couple in their fifties who wanted to improve their housing situation and buy an apartment in a newer building with a balcony and a bomb shelter. The buyers are a young couple and this is the first apartment they are buying.

According to Feldman, “The apartment was on the market for a relatively long time because of its floor and because it does not have a bomb shelter. On the other hand, it is on a street that is relatively close to the city center but still very quiet – a dead end street. The area is home to many young couples, and there are kindergartens and schools nearby. “I received the marketing of the apartment about a month ago and advertised it aggressively. The asking price from the marketing department was NIS 2.6 million. About 15 people came to see the apartment and three of them made an offer. “In Kfar Saba and Hod Hasharon there is currently strong and stable demand. There is high demand – especially from young couples – for apartments that are not too expensive, in the range of NIS 2.5 million to NIS 3 million. Some couples with help from their parents are also willing to pay up to NIS 3.5 million. I estimate that this segment currently accounts for 70% of the transactions in these cities.”
