Two Interesting Real Estate Transactions Closed This Week: What Are the Prices and What’s Behind the Deals?

5-Room Apartment in a Sought-After Neighborhood in Kfar Saba Sold for NIS 4.7 Million

A 6-room apartment that was originally converted into a 5-room apartment, luxurious and designed to a high standard, was sold in the HaYaroqim 80 neighborhood of Kfar Saba for NIS 4.7 million. The apartment is 167 square meters in size and has a large sun balcony with pastoral views, a luxurious kitchen, parquet flooring in all rooms, 2 parking spaces, and a storage room.

The buyers are a family from Alfei Menashe with 4 children who were looking for a very invested and spacious apartment in the HaYaroqim 80 neighborhood, and the sellers are a couple in their 60s who are moving to a private house in the north of the country. The apartment was initially offered for sale by a real estate agency that was unable to find buyers at the price requested by the sellers, and then the owners tried to sell it independently. After they failed, they turned to the ‘Real Capital’ agency, on whose behalf the deal was accompanied by Ziv Feld and Sarit Cohen.

3-Room Apartment in Neot Afekka Slated for Demolition and Reconstruction Sold for NIS 3.122 Million

A 3-room apartment in Neot Afekka B’, with an area of 67 square meters, on the fourth floor without an elevator, in a building at an advanced stage of demolition and reconstruction to receive a building permit, was sold for 97.5% of the market price: NIS 3.122 million. The compensation for the apartment under the demolition and reconstruction will be an addition of 25 square meters + a balcony of 12 square meters, an underground parking space and a storage room, and it will have the same air directions and be on the fifth floor.

The sellers are a young couple whose family has grown and therefore moved to a larger apartment. The buyers purchased the apartment as an investment, out of belief in the area and its potential. The sellers and buyers were represented by Idan Malachi and Tal Katz of ‘Real Capital’ Ramat HaChayil branch.
